The Challenge
Provide digital control off all major HVAC equipment at the 3.2 million square foot complex, including centralized chiller plants, pumping systems, air handling units, building smoke control systems and terminal units serving individual rooms.
The Solution
BCM Controls retrofitted the Prudential Tower’s central chiller plant, air handling units and pumps from a legacy Johnson Controls building automation system to a Tour Andover Controls Infinity System.
The Project
Since 1988, BCM Controls has had Building Automation responsibility for The Prudential Center, one of the most prestigious commercial complexes in New England. BCM Controls provides direct digital control of all major HVAC equipment at the 3.2 million square foot complex including centralized chiller plants, pumping systems, air handling units, building smoke control systems and terminal units serving individual rooms. Today, the Tour Andover Controls system on-site includes over 2500 controllers and 10,000 inputs and outputs.
BCM retrofitted the Prudential Tower’s central chiller plant, air handling units and pumps from a legacy Johnson Controls building automation system to a Tour Andover Controls Infinity system. Through the tenant fit out process, BCM converted the Tower from a constant volume system to a VAV system. BCM added Variable Frequency Drives (VFD’s) to constant volume fans and hot/chilled water pumps.
BCM satisfied all main goals for the Prudential Center Building Automation system:
- Significantly reduce energy consumption
- Ensure tenant comfort and air quality
- Keep retrofit costs within budget
- Gain ability to monitor entire complex from one main location: “Engineering Operations”
- Provide an intuitive user-friendly interface to easily make setpoint changes and troubleshoot complaints without having to dispatch a technician to tenant area.
BCM established electrical, steam, chilled and condenser water monitoring systems so that the Prudential Center is able to accurately bill tenants for actual utility consumption. Additionally, BCM monitors the back-up generators and fuel levels for the 3 buildings in the complex.
Also proficient with construction projects, BCM installed the Tour Andover Controls system to control over 6,600 HVAC and lighting points at 111 Huntington Ave, a distinctive 36-story office building recently constructed by Boston Properties at the Prudential Center.
In addition to energy conservation retrofits and construction projects, BCM developed the systems that control the exhaust fans that eliminate carbon monoxide fumes from the largest parking garage in New England, with capacity for 3,700 cars
